I'm Selling my House; Should I have it Inspected?

Even though you have owned your home for some time, you might not be aware of concerns that can put doubt in a potential buyer's mind. An independent inspection will provide you insights on deficient areas and give you an opportunity to correct items which may delay an upcoming sale or closing. If you are selling a home you more that likely want to ensure the sale and get top dollar. The best way to do that is to get your home "ready" in every way possible. Have it inspected by Pinnacle, then take the time to go through the report with your realtor and select what should be attended to before putting it on the market.

Also, if you want to share that report with potential buyers, it can show that you have nothing to hide and that the home is ready to provide many more years of comfort and protection for the next family. Be aware though, having it inspected is not a guaranty that something else might not be found by a buyer's inspector, and if you do have it inspected you may be required to disclose major concerns.


"Truth in Housing" or "Time of Sale" Inspections:

Some municipalities require home owners to get an inspection prior to listing their house for sale (there are exemptions), as a means of disclosure. This report is intended to provide basic/limited information to the home buyer and the seller prior to the time of sale; it is not necessarily detailed information. For instance, if the dwelling is inspected during the summer months, most areas do not require the furnaces to be inspected....  Nonetheless, these reports must be available to perspective buyers during a showing. Check with your realtor or go to your city's website to find out if you need to have an inspection prior to listing your home.  If they do require it, the city will have a list of their licensed inspectors that you can choose from .
