A home inspection by Pinnacle is an unbiased and professional review of the accessible and visual areas/components within and around the home.  A typical home will  usually require between 3-4 hours on site, and then we’ll assemble our findings into a computer generated report that will be presented to you.  We encourage our clients to utilize the report as a journal for changes that they may perform to the home over the years.

Should I attend the inspection?

Yes,  in fact we recommend it! Most clients attend the entire inspection for some amount of time to become more familiar with the dwelling and the inspector. But others find that showing up for the last hour or so coupled with the report is a better use of time and gives them all the information they need. Either way you can rest assured that Pinnacle will not leave you with unanswered questions.

Understand The Limitations!

Homes that have not been occupied for a period of time or are  under foreclosure can have the some or all of the mechanicals OR utilities turned off. Since we don’t know this when you schedule your inspection, please be aware that we cannot hook up water meters, open gas valves, fill boilers, ignite pilot lights, etc…  Unfortunately the responsibility to know if everything is operational OR arrange for the services/mechanicals to be reconnected before the inspection must be remain with the client and their realtor. We’ll try to assist you in every way possible but there have been too many times when items are shut off for a good reason— the item is defective or may pose a safety concern!
